Every submittal is evaluated against the community's adopted design guidelines by a licensed architect with NCARB certification and 35 years of experience across all three sides of the building process: design, construction, and owner's representation.

The Core Service

ARC Compliance Plan Review.  Every review produces a structured fourteen-section PDF report that your ARC committee can act on directly, without additional interpretation, translation, or preparation. What every report includes: 

• A finding for every reviewable element in your community's design guidelines and ARC checklist.

• Executive narrative and summary with clear response instructions for the homeowner. Classification and confidence level rating per finding: NON-COMPLIANT, QUESTIONABLE, or INCOMPLETE.

• Citation to the specific design guideline section and drawing sheet for every finding.

• A Detailed Action Required checklist is written so the homeowner and designer know exactly what must change or be provided.

• Findings Index for fast reference by the applicant, the ARC committee, and the Board. 

• Redlined drawing markups are available as an add-on when additional graphic clarity is required.

How It Works

Step 1.   Your community manager, homeowner, or architect/designer submits the application package digitally — plans, design guidelines, ARC checklist, and any community-specific requirements. 

Step 2.   joseph c duda consulting reviews every element against the community's adopted design guidelines, CC&Rs, and community hot-buttons and produces a project-specific, fourteen-section, structured compliance report. 

Step 3.   The completed PDF is delivered within ten business days. Your committee receives a professionally documented basis for every decision to be passed on to the applican/owner and architect. One included resubmittal review is provided in every base fee. Expedited five-business-day turnaround is available with a surcharge. All work is performed remotely; there is no geographic limitation.
